Construction Management Services for the Redevelopment of Harlem Hospital Center

Owner: Dormitory Authority of the State of New York
Location: New York City, NY
Construction Cost: $22 million

HAKS, in joint venture with The McKissack Group, Inc., is serving as construction manager during the initial phases of the $250 million redevelopment of the Harlem Hospital Center. This major modernization on behalf of the New York City Health and Hospitals Corporation will provide a state-of-the-art health care facility for the Harlem community.

The program is being advanced in five phases. The Hospital will remain in operation throughout the 6-year demolition and construction period.

Our work focuses on demolition of existing buildings and construction of two new facilities.  It includes:

  • Removal, preservation and storage of historically significant interior wall murals in buildings known as the Old and New Nurses Residences (ONR, NNR) and Women's Pavilion (WP). The joint venture is also coordinating services of the mural architect and conservator during removal and storage. These significant works of art are important to the Harlem Community.
  • Demolition of an Emergency Medical Services building, as well as the ONR, NNR and WP, in a phased vacancy schedule.  Construction of a temporary parking lot is included in the phase.
  • Construction of a 400-car parking garage and integrated EMS facility.

The joint venture is managing multiple design consultants and construction contractors during these efforts. Construction of additional new buildings will proceed under another construction management agreement.

Our services encompass design review, preconstruction, bid, construction and close-out phases.  Important considerations include logistical site access planning, utility relocation, value engineering, community outreach, and more.
