Upgrades to 17 high-rise Buildings

HAKS provided design, architectural and engineering services to upgrade existing balconies at 17 high-rise buildings within six housing complexes for the Newark Housing Authority. The purpose was to provide residents with enclosures to protect them against the elements as well as the constant threat of pigeons and their destructive, unsightly and unhealthy habits. The extensiveness of the problems caused several residents to construct makeshift screened enclosures in an attempt to keep the birds off their balconies. The new enclosures will also add a design element to enhance the exterior appearance of the buildings.

HAKS was retained to:

  • Develop construction cost estimates
  • Conduct a survey of existing conditions
  • Prepare schematic and design development drawings and construction cost estimates of proposed solutions
