HAKS provided Construction Management and Site Safety Inspection Services for renovating the Vladeck Houses in Manhattan. The work was performed for the New York City Housing Authority.
The project involved renovations that included removing all bulkheads and smoke chambers, removing and replacing roofing and flashing, reconstructing bulkheads, parapets, and expansion joints, repairing existing masonry facades, renovating bathrooms. Repairs were made to concrete beams, slabs, columns, foundations and walls. Concrete canopies were replaced and numerous architectural modifications were undertaken.
HAKS conducted hands-on inspection and physical sounding of all concrete elements in the interior and exterior of the buildings to identify where and what type of repairs were needed. This included ceilings, beams, columns, foundations and retaining walls. Masonry was also inspected. Facade inspections revealed locations needed brick replacement, repointing and cleaning.
The contractor then made the repairs as needed int he apartments, public spaces and building basements. HAKS managed all of the construction, providing construction inspection and quality control to ensure that all of the work met contract requirements and code restrictions. We continually assessed the structural integrity and stability of the buildings and building components as construction progressed. This included making engineering analyses of structural repair procedures, preparing sketches and supplemental drawings, amendments, addendums and cost estimates as needed.
The HAKS field staff coordinated and arranged for lab testing service. Our field people interpreted test results, and where problems were identified we made recommendations for corrective actions, supporting them with detailed sketches and calculated quantities.
All of the work took place in occupied buildings, and HAKS ensured that the repairs were completed without disruption to the residents. We also saw to it that contractor operations were performed safely and in full compliance with federal, state and city laws, codes and regulations, to protect worker and public safety. Scaffolding, sidewalk shreds, temporary shoring, and barricades were employed as needed to achieve this end.
