Roof Replacement and Building Repairs at the Brooklyn Battery Tunnel Services Building

The HAKS project team, consisting of HAKS Engineers and its environmental consultant, completed work on this 18-month project on time, within budget and without any disruptions to existing facility operations, realizing the project objective of bringing the facility to a state of good repair.
The scope of work included construction supervision and coordination with ongoing service activities in the building to assure tenant safety and uninterrupted tunnel operations. General work requirements called for removing the existing roofing to the roof deck at the first and second floor levels, making deck repairs, and installing a new SBS built-up, modified-bitumen roof throughout.
The General Manager's office on the second floor was expanded and a new HVAC system was installed. Window and door replacements were made and new doors installed. The second floor facade was removed and replaced with a new facade of insulated stainless steel panels. The brick facade and stone was restored and power washed. Concrete repairs were made in the basement boiler room, and a new concrete floor slab was installed. Work also included asbestos and incidental lead abatement.
The HAKS management team worked closely with the TBTA to understand their operational requirements and then communicated effectively with the contractor to ensure uninterrupted operation of the facility throughout. The management of the schedule was an important aspect of this project as HAKS had to ensure that it contained all activities required for the phased installation of the work and that the durations and contractor proposed logic made sense.
